Retained Lots Move Vertical

After the April 2025 Phase 3 sale, four lots were held back to manage risk and add value, and two more were later added. Those two have since sold, and vertical construction has now started on three of the four homes as the project moves steadily forward.

When we closed on the Phase 3 sale at Steeplechase on April 24, 2025, we held back four lots as part of our strategy to manage risk and create additional value within the fund.

Last quarter, we expanded that position by adding two more lots to the original four. We’ve since sold those two and have now started vertical construction on three of the four homes.

This project is a good example of the multiple ways we deliver housing to the market — selling lots to homebuilders, building homes, and renting or selling them. It’s also a good example of our full control over all our projects, including the ability to exit at any point during the development process. That flexibility helps us manage risk and pursue value for the fund.

More Projects Update

We previously completed horizontal development on the 41-lot short phase within Phase 2, and the plat has been submitted and approved. In the remaining section of the property, water and electrical utilities are in place, with base and curb work next.
Nine units in Phase 1 are finished, with Certificates of Occupancy in hand and ready for lease-up. Five more units on Lots 58 through 62 are being brought to CO, and the building permit application for the next 18 lots has been submitted ahead of vertical construction.
Two more properties recently went live, one outside Clearwater, Florida and one lakefront in the Poconos, both five-bedroom, eight-bed homes with full amenity packages. Since acquiring 142 rentals in December 2024, the portfolio has grown to 153 units.
