Value Engineering Underway

Purchased last May, the plan is to redevelop the 2nd and 3rd floors into an eight-unit boutique hotel of resort-style suites with five to seven bedrooms each. The team is refining the bid set and value engineering, and the building permit is close to being issued.

We purchased the Broughton Street property last May with the goal of redeveloping the 2nd and 3rd floors into an 8-unit boutique hotel — resort-style suites with 5 to 7 bedrooms each — in historic downtown Savannah.

Our team is currently working with the architect to refine the bid set and incorporate value engineering found during our first round of pricing. The building permit is close to being issued.

Looking ahead, we expect the refined plans to be completed in early June, with a general contractor selected later this summer to begin the renovation.

As we develop this property, it is designed to generate development fees for the fund. As fund manager and developer, we have chosen to share that income with investors through quarterly distributions.

More Projects Update

We previously completed horizontal development on the 41-lot short phase within Phase 2, and the plat has been submitted and approved. In the remaining section of the property, water and electrical utilities are in place, with base and curb work next.
Nine units in Phase 1 are finished, with Certificates of Occupancy in hand and ready for lease-up. Five more units on Lots 58 through 62 are being brought to CO, and the building permit application for the next 18 lots has been submitted ahead of vertical construction.
Two more properties recently went live, one outside Clearwater, Florida and one lakefront in the Poconos, both five-bedroom, eight-bed homes with full amenity packages. Since acquiring 142 rentals in December 2024, the portfolio has grown to 153 units.
