The Canton Self-Storage project includes a 100,000-square-foot, 550-unit facility in Georgia, contributing to the fund’s 18% storage allocation.

Canton Self-Storage is planned as a modern bi-level facility totaling roughly 100,000 square feet and offering about 550 storage units. The development sits on approximately 5.2 acres of land zoned specifically for self-storage use, strategically positioned to capture growing demand in the Canton market.

Our plan for this project is to design and develop a high-quality facility that incorporates efficient layouts and strong operational features to maximize both occupancy and long-term cash flow potential. As with all of our storage projects, the goal is to deliver a stable, income-generating asset that is resilient across market cycles.

By holding both the role of fund manager and developer, we are able to oversee each stage of the process—from entitlement and design through construction, lease-up, and operations—ensuring alignment with the fund’s strategy and expectations.

At any given time, our portfolio includes projects in different phases—acquisition, development, stabilization, and exit. That’s by design. This staggered structure allows us to generate consistent cash flow while building long-term value, freeing us to sell, hold, or refinance based on what the market demands, not arbitrary dates.

Conditional Permit Approval Received

Acquired in April 2025, the Canton Self-Storage project worked through site plans during 2025 and submitted them for land disturbance permit approval. Last month the city issued a conditional approval letter. Next, we'll finalize the site design plans.

Last quarter, we worked through multiple rounds of city comments on the land disturbance permit and finalized architectural plans. We are preparing the design package for submission. Once the permit is received, we will hold a pre-construction meeting.

I’m excited to announce we’ve closed on our Canton Self-Storage after completing due diligence. It is now officially part of the Arabella Real Estate Fund. Projected GP fund-level returns: 73.39% IRR and 14.78x equity multiple.

In August 2024, we signed the contract and began due diligence. In December 2024, we submitted permit and civil plans. February 2025, we secured all entitlements. We plan to close and add the facility to the Arabella Real Estate Fund in Q2 2025.
