Because of an agreement with the builder. We purchased 11 finished homes in bulk to help lower construction costs on another development. That trade allows us to release these homes at wholesale pricing, without referral markups or broker fees.
What does the ~7% return represent?
That figure is the estimated cap rate—the property’s net operating income compared to the purchase price. Actual results depend on your financing, expenses, and management.
Do you provide property management?
No. These homes are being sold wholesale. Buyers are responsible for selecting their own property management and handling ongoing operations.
Do these properties come with a warranty?
Yes. Each home includes a standard 2/10 new home warranty—providing two years on major systems (plumbing, electrical, HVAC) and ten years on structural components—plus termite coverage for added protection.
How do I finance the purchase?
You can use cash or traditional financing. As with any home purchase, your lender will order an appraisal, and we encourage every buyer to complete their own inspection.
