Haselton Phase II is a lot delivery project in Gainesville, Georgia, consisting of 136 residential lots. Our business plan is to fully entitle the property, securing all necessary permits before selling the lots to a homebuilder for vertical development.

This project follows our lot delivery strategy, where we focus on entitlement rather than homebuilding. By handling the entitlement process in-house, we remove a significant challenge for builders and position the lots to be sold at a premium.

Located on Lake Lanier, the site benefits from strong regional housing demand and Gainesville’s continued population growth, making it an attractive opportunity for homebuilders.

Cost Savings & Permitting Progress

Last quarter, our in-house development manager identified cost-saving opportunities, allowing us to revise engineering plans and resubmit the land disturbance permit. We are nearing final approval and, once complete, will finalize exit strategy for Phases 1 and 2.

Last quarter, our development manager identified cost savings and updated engineering plans. We are evaluating exit options similar to Haselton Phase 1. This highlights our ability, as fund manager and developer, to control each stage of the project.

Revised Engineering Plans

Last month our primary focus was buyer selection and securing a Letter of Intent. This month we revised engineering plans, necessitating a permit resubmission for approval. Upon approval, we will resume buyer selection and finalize the LOI for the property.

Awaiting Letter of Intent

We secured final permitting approval last quarter, paving the way for disposition. This month we continued buyer selection and efforts to obtain a Letter of Intent. Upon receiving the LOI, we will proceed to finalize and execute the sale contract for Phase 2.

In Q1 2025, we addressed final permitting comments. Last quarter the city approved our permit. We pivoted on last year's sales contract. We are now working to secure a Letter of Intent from a homebuilder. Once received, we will finalize the Phase 2 sale.

In May 2025, we received final city permitting approval and pivoted on the Letter of Intent. We are currently finalizing an LOI with a homebuilder. Once the buyer is selected and the LOI executed, we will proceed to complete the sale of these lots.

In Q1 2025, we responded to final city permitting comments. In May 2025, we received full approval. We are currently working to secure a Letter of Intent from a homebuilder. Once the LOI is executed, we will proceed to finalize the sale of the property.

In Q4 2024, we executed the contract on all Haselton phases and submitted the land disturbance permit. In Q1 2025, we responded to additional review comments. We are awaiting final permit approval, after which we will proceed directly to closing.

Addressed Comments on Permit

We received the Land Disturbance Permit and Civil Plan approval for Haselton Phase 3: The Cliffs at Lake Lanier. For Phase 2, we addressed comments and resubmitted the permit. Once all three phases are permitted, we will finalize the project sale.
