63 Lots Closed, Phase 2 Continues

After the successful sale of 63 fully developed Phase 1 lots for just over $5.53 million, work continues on Phase 2. Phase 1 lots were delivered to a homebuilder once development was complete, and the team is now identifying backup buyers for the next stage.

Following the successful sale of 63 fully developed residential lots in Heritage Village Phase 1 for just over $5.53 million, we are now continuing work on Heritage Village Phase 2.

Phase 1 consisted of fully developed and platted residential lots that were delivered to a homebuilder after the completion of horizontal development.

We are currently working through the next phase of the project and identifying backup buyers for the lots as we finalize preparations for the next stage. Once that process is complete, we plan to move forward with development.

Projects like Heritage Village are a good example of how we deliver finished residential lots to homebuilders, allowing them to bring new homes to market and increase housing supply in growing communities.

Our goal is to develop high-quality real estate assets that contribute to housing supply while creating opportunities for income and long-term growth for investors in the Arabella Real Estate Fund.

More Projects Update

We previously completed horizontal development on the 41-lot short phase within Phase 2, and the plat has been submitted and approved. In the remaining section of the property, water and electrical utilities are in place, with base and curb work next.
Nine units in Phase 1 are finished, with Certificates of Occupancy in hand and ready for lease-up. Five more units on Lots 58 through 62 are being brought to CO, and the building permit application for the next 18 lots has been submitted ahead of vertical construction.
Two more properties recently went live, one outside Clearwater, Florida and one lakefront in the Poconos, both five-bedroom, eight-bed homes with full amenity packages. Since acquiring 142 rentals in December 2024, the portfolio has grown to 153 units.
