In Q3 2024, we completed horizontal development on 66 lots with the intent to sell to a national homebuilder, but in Q4 2024 we pivoted and revised our business plan to build townhomes ourselves.
By Q1 2025, we finalized zoning and construction plans, and our next step is to begin vertical construction.
Today, 70% of our Fund’s allocation is focused on BTR because it provides multiple exit strategies — land development, lot delivery, or building fully amenitized communities — giving us the flexibility to strategically pivot at any phase of the development process.
