Arabella Village is a mixed-use project in Huntsville, Alabama, spanning 103 acres, primarily within our Build-to-Rent allocation, which represents 70% of the fund.

Arabella Village is a large-scale mixed-use development located on 103 acres along the high-growth corridor of Interstate 65 in Huntsville, Alabama. The site is zoned C-PUD for residential and commercial use and includes plans for 12 outparcels, anchored retail, and a mix of residential and commercial development.

This project is designed to create a vibrant community that integrates residential living with convenient access to shopping, dining, and essential services. Its location at a newly constructed exit along I-65 provides excellent visibility and accessibility, positioning it to benefit from Huntsville’s explosive population and economic growth.

As one of the first developments of this scale in the market, Arabella Village is set to become a cornerstone of the area, blending Build-to-Rent communities with complementary commercial assets to maximize value and long-term growth.

Project Updates

At any given time, our portfolio includes projects in different phases—acquisition, development, stabilization, and exit. That’s by design. This staggered structure allows us to generate consistent cash flow while building long-term value, freeing us to sell, hold, or refinance based on what the market demands, not arbitrary dates.

Residential Phases Advancing

Last quarter, we finalized the master plan for Emma at Arabella Village and began executing on the plans. Phase 1 - laid foundations and framed townhomes. Phase 2 - installed sewer utilities, and Phase 3 - began permitting. Residential continues steadily.

Last quarter we finalized the master plan for Emma at Arabella Village and began executing the residential plan. Phase 1 is in vertical construction, Phase 2 is in horizontal development, and Phase 3 received zoning approval. Commercial development remains on hold.

Construction Loan Secured for Phase 1

In Q4 2024, we updated the residential plan by combining Emma Phases 1 and 3 into a build-to-rent community and selling Phase 2 as finished lots. We secured a loan for Phase 1, broke ground on Phase 2, and continue zoning for Phase 3.

From April–June 2025, we finalized budgets/pricing for Phases 1 and 2, advanced zoning for Phase 3, and progressed the commercial plan. Next we'll start Phase 1, finish utilities, submit Phase 3 permits, and finalize the commercial plan.
